  • 2,981 properties for sale at the end of August. That is 10.4 percent fewer than July and 18.3 percent fewer than a year ago.

Why listings fell

REIWA attributes the shortage to a quieter flow of new listings through winter and persistent buyer demand. Many potential sellers are also hesitant to list because they are worried about securing their next home. This combination is pushing active listings down and keeping sales velocity high. 

What to expect this spring

There are early signs of more owners preparing to come to market as the weather warms. A modest lift in supply is likely, but demand is expected to stay strong, which means competition will remain high.

  • Be finance ready. Have pre-approval in place before you start shortlisting. In this market, delays cost opportunities.

  • Define your brief. Be clear on budget, suburbs, and must-haves so you can act quickly when the right property appears.
