What’s behind the strongest performers

REIWA’s analysis highlights that top-performing suburbs tend to share a few key characteristics: proximity to employment hubs, access to transport and amenities, and housing stock that appeals to a broad range of buyers — from owner-occupiers to investors.

Inner-city and well-connected middle-ring suburbs have continued to benefit from buyers seeking shorter commutes and established infrastructure, while select outer-metro areas are seeing renewed interest thanks to affordability and improved services.

Across the market, buyers are proving increasingly strategic. Rather than chasing “anywhere they can get in,” many are narrowing their focus to suburbs with proven resilience and long-term demand.
